Policy, politics and public management-A look at the impacts of Essay
Policy, politics and public management-A look at the impacts of judiciary on real estate - Essay Example In the current analysis, residential and open space property in New Jersey classes are grouped together as residential, and commercial, industrial and personal property classes are grouped together as commercial. Statewide, residential new growth accounted for 53 percent of new growth; commercial accounted for 47 percent. These ratios were fairly consistent over the three years. An annual update policy is not appropriate or even possible, in every community. For example, a city or large town with a full-time assessing staff is clearly better equipped and more able to keep assessments up-to-date than a smaller community with a part-time assessment presence. The many technological advances in the tools available to assessors, however, make an annual update policy more attainable in many communities. A number of cities and towns have invested in geographic information systems (GIS) that can quickly bring complex real estate market trends into sharp focus. Powerful PC database and analys is tools have significantly reduced the effort required to perform assessment ratio studies and other analyses necessary to evaluate assessment levels and determine appropriate trending factors. Does a governmental agency's denial of a development permit constitute a "taking" of real property The Supreme Judicial Court recently answered this question in the negative and rejected a propert

Unilever and Nestle are facing political and economic challenges in Essay
Unilever and Nestle are facing political and economic challenges in middle eastern and north African countries - Essay Example Financial productivity is the main aim of every financial establishment. For the past several decades, Unilever and Nestle companies have operated on good financial bases. On average, Nestle gets 28% of its finances from European markets, 44% of the revenues from the Americas and 28% from Africa, Oceania and Asia. Likewise, Unilever makes a large portion of its profits from Europe and the United States of America (Nestle 2006, 12). There is relatively low revenue collected by both companies in the Middle East and North African countries. These parts of the world are particularly unproductive for Unilever and Nestle given the political instability in the regions. Governance of countries in the Middle East and North Africa do not encourage Foreign Direct Investment given unpredictable economic policies (Unilever 2013, 32). Given the instability of political environment in North Africa and Middle East, economic situation of the populations around the regions curtails the purchasing power of the inhabitants. A complete essay of this paper will answer the question: How do Unilever and Nestle face political and economic challenges in Middle Eastern and North African countries? It places a hypothesis that economic and political challenges in these regions have negative effects on investment of the two companies in the
GENETIC VARIATION IN B-TYPE NATRIURETIC PEPTIDE PATHWAY AFFECTS BNP Research Proposal - 1
GENETIC VARIATION IN B-TYPE NATRIURETIC PEPTIDE PATHWAY AFFECTS BNP LEVEL in the diagnosis of Heart failure - Research Proposal Example To help establish the outcomes, the study will be embedded on extracting DNA samples from 80 patients undergoing elective cardiac catheterization and analyzing with exclusion done on patients with elevated troponin. This will be driven by a detailed data collection including laboratory, standard demographic, catheterization and echocardiographic data. The Genotype will be evaluated at 19 loci on five BNPââ¬â¢s pathway relevant genes (Knowles, Erickson, Guy et al, 2003). To access the incremental influence of the genetic variants, the researcher will employ the Multivariate linear regression of logBNP model adjusted for clinical variables. The proposal will thus try to help properly incorporate the use of NPs to improve the levels of accuracy with respect to decisions made in an emergency setting to curb the missed incidence of diagnostic failures for HF. This will be measured by reduced cases of fatigue, dyspnea, and fluid retention that are all predisposing factors to HF based on cardiac dysfunction hence presenting difficulties in diagnosing HF. The missed incidence are hence strongly correlate to highly significant mortality increases, presenting the need for designing effective diagnostic tools with higher degrees of specification and sensitivity that if employed, can help weed out the increased cases of HF missed diagnose s and particularly, in the busy Heart failure is characterized by its typical but non-specific symptoms like fatigue, dyspnea and fluid retention caused by dysfunction of cardiac which present daunting challenges for diagnosis of HF culminating into increased missed incidence hence higher mortality rates. For this reason, the topic has captured the attention of various researchers to help design effective mechanism and approaches that can be used during diagnosis to detect this catastrophic cardiovascular disease quickly and accurately. For instance, to gauge the potentiality of NPs in augmenting the clinical judgment and/or standard

Team Behavior and Communication - Essay Example Therefore the elements of communication play a vital role for an efficient communication. Effective communication clearly expresses the objective that it's intended to do. No matter how long the communication is but if it reaches the targeted audience clearly it is called effective communication. On the other hand efficient communication is one which is short and crisp. Efficient communication is likely to be quick and to the point. But an efficient communication can also be effective. Therefore effective communication gives more importance to the conveying the point to the listeners whereas efficient communication gives importance to the amount of time taken in communication. Careful listening avoids misunderstanding. Give your undivided attention to the speaker. Ask questions if you need more information. After you have listened carefully it is your turn to give your opinion and expression. Communication is a gift from God and therefore should never be taken for granted. Effective communication is a gift you give others. Never forget that the effectiveness of your communication determines the effectiveness of your life. .. A FEW TIPS FOR EFFECTIVE COMMUNICATION 1. Learn to express yourself Help others to get to know you better, so they will know what to expect from you. They will help you to get knowledge because they will offer information about themselves. 2. Learn good listening skills Careful listening avoids misunderstanding. Give your undivided attention to the speaker. Ask questions if you need more information. After you have listened carefully it is your turn to give your opinion and expression. 3. Learn to be assertive Say what you want to say with forthrightness and frankness without being aggressive. To be assertive means not say 'yes' when you want to say 'no'. Analyse Hills Like Elephants and Everyday use Essay - 1
Analyse Hills Like Elephants and Everyday use - Essay Example The stories take different paths to achieve the delivery of the main message, as is mentioned above. Hemmingways tale relies heavily upon inference from the reader to account for brevity, but the short length is also a benefit as it helps to intensify the quick process of tension development to deliver the maximum impact. Walker has more time to establish and support the conflict, and utilizes it quite effectively though there is a noticeable drag at moments that weakens the sense of urgency. Luckily the loss of immediacy is countered by the benefits that time presents for character investment. Readers may find it easier to connect to the characters in Walkers story given the extra development time, but this is a necessary measure to account for the relatively benign symbol of focus. This is an observation and not a judgement. Quilts are great, symbolism is great, but the extra thought that can be associated with the technique can sometimes prove to be a distraction. There are two nameless characters in Hemmingways brief story, making it easy to feel cold toward them, but empathy is almost guaranteed to materialize as soon as the conversational topic becomes apparent to the reader. Overall, both approaches to character development provide a suitable vehicle for delivery of the main theme. Two cultural divides are explored within these stories. In Walkers story, the issue is an African American woman losing touch with her slavery-connected roots. Not only does she reject her heritage, she eventually returns to unwittingly mock it by disrespecting the quilt after adopting the culture of the modern (at the time) African American activist. Hemmingways two subjects can be interpreted as discussing a pending abortion, and the conflict lies not in the decision to abort, but in the males inability to connect with the females cultural perspective. He cannot seem to comprehend the biological, social, and psychological implications of the experience or to

Solving Equations Assignment Example | Topics and Well Written Essays - 1000 words
Solving Equations - Assignment Example In this project, Bluman (2004, p. 331) challenged students to examine an equation, x2 ââ¬â x + 41, which purportedly yields prime numbers. Students choose numbers to substitute to x in the formula and observe if prime numbers occur. An added challenge was to venture into finding a number, which when substituted in the given equation, will result in a composite number. It is presupposed that a prime number is one whose factors are itself and 1, is common knowledge. On the other hand, a composite number may not be that much of a common knowledge. A definition is thus, provided: a composite number is ââ¬Å"any whole number greater than one that is not a prime number â⬠¦ [it] always has at least one divisor other than itself and 1â⬠(p. 175). Based on the instructorââ¬â¢s specifications, numbers to be substituted should include zero (0), any two even numbers and any two odd numbers. The numbers chosen for substitution aside from 0 were: 10 and 16; and 9 and 11. Table 1 presents the computations involved in this project in five columns: the given equation, the number substituted, the computation, the result and an indicator of whether the result is a prime or a composite number. As shown in Table 1, all the five numbers substituted to the equation yielded all prime numbers. However, the greater challenge in this project was to find if the equation could also yield composite numbers. For this purpose, an attempt was made to find results which are composite number using the first 201 integers from 0 -200, which should serve as the delimitation for the scope of the substitutions. This mini-experiment revealed that the equation x2 ââ¬â x + 41 does not result in all prime numbers. Substituting 0 ââ¬â 40 yielded all prime numbers. From 41 onwards, many composite number outcomes were found. Table 2 shows the numbers substituted which came out with non-prime or composite results, together with the factors of the composite number other than one and itself. The substituted
